After Hour Emergency Telephone Number: For after hour property emergencies please call the main number listed above and you will be directed to the on-call staff.
Numbers for: Emeryville Police, Emeryville Fire, EBMUD Emergency Water Issues, PG&E (24H Gas Leak/Down Power Line). Please refer to EBV Homeowner Handbook for numbers. In general, if your unit has a water outage, contact EBMUD, not Management. In general, if your unit has a power issue, contact PG&E, not Management.

The management company offers a Homeowner Online Portal through Frontsteps, where homeowners can check their account, download HOA Association documents and more. The secure web portal enables you to:
View and update your homeowner contact information
View your account activity
Sign up for e-statements and change your mailing preferences
View compliance violations
Initiate maintenance requests
And more

Monthly HOA Board Meeting (open to homeowners only)
Typically last Wednesday of every month at 7PM. Dial-in info will be posted at least 4 days before the board meeting.
California law requires that the Board makes decisions only in board meetings. The law prohibits the Board from taking action on an “item of business” outside of a board meeting.
Open board meetings are open to the association’s homeowners to attend and to observe the board’s decision-making process & discussion about HOA business. It must allow for a homeowner forum during the meeting where homeowners can be heard.
Furthermore, California law requires notice of the regular board meeting to be provided to the Association’s members at least four (4) days prior to the meeting, and must include an agenda of items to be discussed or acted upon at the meeting. In general, the board is prohibited from discussing or acting upon items that were not placed on the agenda.
The Board recommends homeowners attend the monthly Board Meeting to be informed of HOA developments.

For homeowners who rent out their units:
It’s the sole responsibility of the homeowner to ensure all Governing Documents and relevant communications from the HOA and Management are shared with the Lessee & other occupants.
It’s the responsibility of the homeowner to ensure their tenants are provided with a current copy of all Governing Documents.
The homeowner is responsible for their tenant's actions, misconduct, and adherence to rules and regulations.
Each lease or rental shall be by written agreement specifying that the Lessee and other occupants shall be subject to all provisions of the Governing Documents, including the Rules.
Required: EBV HOA’s CC&Rs requires the Owner to provide Management with the names and telephone numbers of their tenants.
